Arran Shores and The Shore House - Booking Terms & Conditions
Please read these terms and conditions carefully before booking. By confirming a reservation, you agree to the following terms, which form the basis of a binding contract between you (“the guest”) and Arran Shores Limited (“the owner”).
1. Booking and Payment
- Bookings are provisional until confirmed in writing by Arran Shores.
- A non-refundable deposit of 25% of the total holiday cost is payable at the time of booking.
- The remaining balance is due no later than 6 weeks before arrival.
- For bookings made within 6 weeks of arrival, full payment is required at the time of booking.
- If the balance is not received by the due date, we reserve the right to treat the booking as a cancellation and retain the deposit.
- The balance payment will be automatically processed using the same card used to pay the deposit.
2. Occupancy and Conduct
- The maximum number of guests must not exceed that stated on your booking confirmation.
- Parties, events, or gatherings are not permitted inside or outside the property.
- Pets are only permitted in designated pet-friendly properties and by prior written agreement.
- Unauthorised pets will result in immediate termination of occupancy and forfeiture of all payments.
- An additional £250 cleaning fee will be charged.
- Smoking and vaping are strictly prohibited anywhere inside the property.
- Breach of this rule will result in immediate termination of occupancy, loss of all payments, and a £250 cleaning fee.
- Candles are not permitted for safety reasons.
- Bookings cannot be accepted from persons under 21 years of age.
- Check-in is from 4:00 pm on the day of arrival, and check-out is by 11:00 am on the day of departure, unless otherwise agreed in writing.
- Please respect our neighbours and keep noise to a minimum between 11 pm and 9 am.
- We reserve the right to terminate a holiday without compensation where guest behaviour causes nuisance, distress, or risk to others.
3. Damage, Breakages and Security Deposits
- You are responsible for the property and its contents during your stay.
- A pre-authorised damage deposit will be secured on your payment card:
- £300 for Arran Shores
- £500 for The Shore House
- This pre-authorisation will be taken 3 days before arrival and released within 3 days after departure, subject to satisfactory inspection.
- Please report any breakages or damage as soon as possible so repairs can be arranged.
- You agree to reimburse Arran Shores in full for any theft, damage, or loss caused by you or any member of your party.
- Additional cleaning charges may apply if the property is left in an unacceptable condition.
4. Cancellations (The Shore House, Arran Shores)
- Up to 4 weeks before arrival: Free of charge (full refund of any payments made).
- Between 2 and 4 weeks before arrival: 50% of the total booking cost is chargeable.
- Within 2 weeks of arrival: 100% of the total booking cost is payable (no refund).
- Any cancellation must be made by email.
- We strongly recommend that guests take out travel insurance to cover unforeseen cancellations, including illness, transport disruption, or adverse weather.
5. Owner’s Right to Cancel or Access
- In the unlikely event that Arran Shores must cancel your booking (e.g., due to property damage or other unforeseen circumstances), you will receive a full refund of all monies paid, with no further liability.
- We reserve the right to enter the property at any reasonable time to carry out essential maintenance or inspection.
6. Liability and Service Interruptions
- Arran Shores is not liable for loss or damage to guests’ personal belongings or valuables.
- No compensation will be given for temporary outages of utilities or services (e.g., electricity, water, internet, or TV).
- We are not responsible for any temporary defects in equipment, appliances, or machinery.
- All inventory items must remain in the apartment and must not be removed to other properties.
7. Force Majeure
Arran Shores cannot accept liability or pay compensation for cancellations, delays, or changes caused by events outside our reasonable control, including but not limited to natural disasters, ferry cancellations, pandemics, government restrictions, or other force majeure events. In such cases, we may offer an alternative date or credit at our discretion.
8. Complaints
Please notify us as soon as possible if any problem arises during your stay so that we can resolve the issue promptly. Complaints made after departure are difficult to investigate and may not be upheld.
9. Amendments
Arran Shores reserves the right to make reasonable amendments or additions to these terms and conditions without prior notice. The version in effect at the time of booking will apply to your stay.
10. Acceptance
By paying a deposit or full balance, you confirm that you have read, understood, and accepted these terms and conditions on behalf of all members of your party.
Arran Shores Dog-Friendly Policy
(Applies to Apartments 1, 2, 3, 4, 5, and 10, and The Shore House)
We warmly welcome well-behaved dogs in our designated dog-friendly properties. To maintain our high standards and ensure comfort for all guests, we ask that dog owners agree to the following terms.
General Policy
- Only pre-approved dogs are permitted and must be booked in advance.
- A maximum of two dogs per apartment is allowed.
- Dogs must be house-trained, well-behaved, and never left unattended in the property at any time.
- Guests must bring their own dog bedding, bowls, towels, leads, toys, and waste bags.
- Dogs must be always kept on a lead in shared or communal outdoor areas.
- An outdoor tap is available (in the external bin store) for cleaning muddy paws before re-entering the property.
Charges & Deposits
- A £25 cleaning fee per dog per stay will be added to the booking total.
- Any damage caused by dogs (e.g., chewed furniture, scratched floors, or stained carpets) will be charged in addition to the standard damage deposit.
Guest Responsibilities
- Please ensure your dog’s flea and tick treatments are up to date prior to arrival.
- Guests are responsible for cleaning up after their dog in all outdoor areas, including the garden, paths, and car park.
- Dogs are to be always kept downstairs only and off all furniture and beds.
- Please ensure your dog does not disturb other guests. Persistent barking or disruptive behaviour may result in early termination of your stay without refund.
